Dear Neighbors,
We began 2025 with a two-day Board Orientation identifying the departments within TLA and the role of each in overseeing, protecting, and maintaining our community…a community that is about the same population as the small town where I grew up, but my town had a college, manufacturing plants, and numerous schools.
As we noted last month, TLA is focusing on continuing to maintain and improve our community for the changing times to assure The Landings’ prospective vitality and desirability.
In that vein, we are in the midst of a strategic planning process. We reached out to all of you and thank the 160+ residents who volunteered to participate in focus groups that were held the end of January to tell us amongst other things TLA’s strengths and challenges, as well as priorities for the next three years. Following the focus groups, we will begin drafting a Strategic Plan. Upon completion of the draft it will be shared, and resident feedback solicited, received, and evaluated.
In the meantime, TLA continues to move forward. Below are some highlights of recent work.
- Landings Community Leadership Council was officially formed on January 8.
- Landings Golf & Athletic Club (LGAC) Security Agreement for vendor access is now in place.
- Village Property Owners Association (POA) Agreement was signed to pay TLA for certain maintenance in The Village.
- Expansion of RV Lot and Landings Harbor Dry Rack Area pending coordination with Chatham County.
- Community Paths Safety – Guardian Pro is being placed so you know your cart speed, or you can use Waze or other apps. Make sure you know your speed, as our rules specify that the speed limit on all Community Paths is 18 MPH. We know you do not want a fine, and whether you are our youngest or oldest residents – we want you safe!
- Gates – We are committed to getting our access gates in the best possible operating mode. Did you know that there are more than three million vehicles that come through our gates each year? This is vastly more than most other gated communities.
- Improved Communications – We send information in a variety of methods (e.g., email, Facebook, Instagram, Enews, etc.), and we are disappointed when a resident is not aware of something. We want to to make sure that we have done all we can to get accurate information out there to each and every one of you. In that vein, we are moving forward to modernize and improve our website and then our App to improve our ability to interface with our residents.
Finally, in early February the Board will meet for a two-day retreat here on our island to further discuss our Strategic Plan, delineate projects for the Strategic Plan, and determine what is in the best interest of our community in 2025 and beyond.

Patty Morgan
President, The Landings Association
