Dear Landings Association Members,

Thanksgiving Gratitude and Community Progress

As Thanksgiving approaches, I am reminded of the strength, dedication, and kindness that define our community. This season is a perfect time to reflect on our accomplishments and express heartfelt appreciation for everyone who contributes to our shared success. We have so much to be thankful for at The Landings Association, and I want to highlight a few areas that deserve our gratitude.

Special thanks to the Community Paths Task Force (CPTF), led by Chair Pat Breslin. This group’s thoughtful recommendations to the Board of Directors are helping guide our efforts to create safer and more accessible community paths for everyone. The commitment and leadership shown by Pat and the Task Force has made a positive difference in our community. This team has demonstrated outstanding performance in enhancing our community paths by proposing initiatives such as increasing signage and trimming foliage to improve visibility, distributing informative articles, and developing a golf cart safety brochure. Additionally, they have recommended comprehensive modifications, including proposed Rules changes currently being reviewed at the Board level. The CPTF’s work helps residents and visitors travel our paths more safely and confidently, and we commend their efforts. Shifting the focus, I thank our dedicated Finance and other staff, the Finance Committee, and the department liaisons for their thorough efforts and collaboration, as they work to finalize this year’s budget. The budget is nearing completion and is scheduled to be formally approved at the December 16 Board Meeting, setting us up for a successful year ahead. Once completed and approved, you will be able to view the budget on our website (www.landings.org).

Recent and Ongoing Projects

Staff remain dedicated to advancing the primary objectives outlined in the Association’s 2025-2027 Strategic Plan. Below is an overview of current efforts to ensure The Landings remains informed, safe, attractive, and well-maintained.

  • New TLA Website – I am excited to announce that our new website will launch by year-end. This project has benefited greatly from the feedback and contributions of more than 58 Beta Testers, who currently are working their way through the site to ensure features are functioning as they should. Thank you to each volunteer who is helping to shape the site to better serve our members.
  • TLA Mobile App – The current TLA mobile app will be discontinued on December 31. Although funds have been allocated for its replacement in 2026, we are now focusing on the upcoming launch of our new website and making updates as needed based on ongoing user feedback. We want to ensure we have a good foundation for our new website and new database we’re also implementing before starting next steps. In the interim, the new website will be fully optimized for all mobile devices, and users can add a shortcut to their mobile home screen for convenient access.
  • Deer Creek/Village Gate – Security and Public Works personnel continue actively addressing technical issues at the Deer Creek/Village Gate following lightning damage that occurred a few months ago. To help prevent future repair delays, Public Works intends to maintain an inventory of additional readers and select gate components. We will continue monitoring the situation closely until it is resolved and provide timely updates to the community as further information becomes available.
  • Landings Harbor Seawall Panels – Myrick Marine is expected to mobilize soon to start repairs on the Seawall panels in the entrance to the basin. The project is expected to take up to one month to complete. There are no service interruptions expected during the project.
  • New Weather-Resistant Furnishings – At a recent Senior Staff Drop-in, our members asked, and we listened, regarding providing furnishings at our outdoor amenities that are better able to withstand the elements. If you haven’t done so already, check out the new stools at the Tiki Bar, as well as the Adirondak chairs on the Ship Store’s porch.   

  • For members looking to get involved, TLA’s Talent Database offers a way to volunteer on specific projects without making long-term committee commitments. This is a wonderful opportunity to share your skills and make an impact, and I encourage everyone interested to consider filling out an application to be added to the database.
  • Catch-the-King Initiative – The Catch-the-King initiative will take place in The Landings on November 6, with more than 90 volunteers signed up to participate. This unique Citizen Science project invites residents to help collect valuable flood data during high tide using nothing more than a cell phone. Thanks to TLA Board Director Rob Burch and the Strategic Water Committee for working to train all the volunteers who now are ready for action. This community-driven project is a testament to our spirit of collaboration and stewardship, and I am grateful to everyone contributing their time and energy to this cause.
  • Routine Maintenance – Landscaping, repairs, and facility upkeep continue throughout the community to preserve the comfort and safety of our shared spaces.
