General Manager’s Update – September 2025

Dear Landings Association Members,

Fall is here, bringing cool breezes, colorful leaves, and a renewed sense of connection in The Landings. With each change of season, we’re presented with opportunities to try new things, strengthen our bonds, and embark on projects that enrich our lives. I encourage everyone to make the most of these possibilities by embracing new experiences, sharing your talents, and supporting each other and the community.

Get Involved: Committee Openings, Talent Database, and Security Volunteer Program

Speaking of talents and experiences, The Landings Association is on the lookout for enthusiastic members who want to get more involved by serving on an Association Committee. Joining a committee is a great way to share your ideas, learn more about how things work, and meet your neighbors. TLA committee terms are for one year. If you are an existing committee member and want to be considered for continued membership, you must reapply by November 7.

Landings Association committees include Appeals, Architectural Review. Communications, Governmental Affairs, Finance, Insurance and Risk Management, Marinas, Public Works, Security, and Strategic Water. Not all committees need members next year. However, it is a good idea to have your information on file in case openings become available during the year. Click here to fill out and submit your application online.

Many veteran residents remember the Security Volunteer Program where members volunteered at the Main Gate taking calls and assisting Officers with various clerical tasks. The program was discontinued a few years ago during the height of COVID-19. The pandemic, coupled with the automation of some Security processes, ended the program. I am happy to share that the program has been reimagined, and Security is now accepting applications for volunteers. Click here to learn more about the program and apply.    

2026-2028 Board Election

It’s time to cast your ballots in our 2026-2028 Board of Directors election. Again, this year, the vote is electronic, saving your Association thousands of dollars. We have email addresses for all but 28 households and have made special voting accommodations for those who do not have an email on file with us. Check your inbox (and your junk folder, too) for your official eBallot notification from Votenet that was mailed in early September. It has everything you need to vote securely online. If you need help or didn’t get your emailed ballot, just reach out to webmaster@landings.org and we’ll get you set up. Remember, there is only one vote per household/lot, and voting closes on Monday, October 13 at 4 p.m.

Recent and Ongoing Projects

Staff are consistently dedicated to advancing the primary objectives outlined in the Association’s 2025-2027 Strategic Plan. Below is an overview of current efforts to ensure The Landings remains safe, attractive, and well-maintained.

Flock Cameras – The Landings Association is installing Flock Safety License Plate Reader (LPR) cameras to enhance neighborhood security. These license plate readers provide real-time crime alerts and objective evidence to police, aiding in crime reduction without compromising privacy. TLA will control all data, which is stored for only 30 days and not shared or sold without permission. The system does not collect vehicle registration information. Deer Creek/Village Gate – Security and Public Works staff are addressing issues with the Deer Creek/Village Gate following lightning damage to the RFID reader, which has caused gate malfunctions requiring periodic power cycling by Security to maintain operation. The gate remains operational, and a replacement reader has been ordered and will be installed upon arrival. Public Works plans to keep additional readers and selected gate components in inventory to minimize future repair delays. Due to current supply chain challenges, the vendor in California is seeking to obtain the part domestically; if this is not possible, it will be sourced internationally. We will continue to monitor the situation and provide updates to the community as information becomes available.

Annual Budget Process – Budget season is in full swing at TLA. Budget Liaisons currently are working with individual departments to review each line item in their annual operating budget and Capital Asset Management Plan (CAMP). At the conclusion of the department budget process, each Budget Liaison will present the budget information for their respective department to the Finance Committee and Board of Directors for further refinements.

 

Congratulations to the Strategic Water Committee for training nearly 80 resident volunteers to participate in the Catch-The-King event on November 6. This unique Citizen Science project invites residents to help collect valuable flood data during high tide using nothing more than a cell phone.

On behalf of the team at TLA, thank you to the 23 members who attended the Senior Staff Drop-in on September 16. Hearing members’ insights and suggestions is always valuable. The Association remains dedicated to ongoing improvement and greatly values your input.

Special thanks to Dr. Clark Alexander of the UGA Skidaway Institute of Oceanography who recently made a presentation to the Association’s Board on Sea level Rise and Resiliency.

Finally, it is that time of year again when little ghouls and goblins prepare to celebrate Halloween. Trick-or-Treating in The Landings is October 31 from 5:30 to 8:30 p.m.
