The Landings is a multi-generational community of approximately 9,000 residents. Those of us who live inside the gates represent a broad cross-section of American life. 58% of our residents are over the age of 60, 13% are under 19, while the remainder fall in between. The average home price in The Landings currently exceeds $900,000, while sales range from the upper $400,000s to nearly $4,000,000.
We come from across the United States, and we have representation from every continent except Antarctica. While we do not mirror American society, we are a broadly inclusive group. Despite assertions of some who have not visited The Landings that we are an aging retirement community, most of our population are active and involved individuals. And, in the past several years we have welcomed many young families into the community.
The Landings is managed by The Landings Association (TLA), which strives to meet the expectations of our entire community while minimizing unmet resident expectations. Our Association is governed by our Bylaws, Covenants, and Rules & Regulations and overseen by a Board of nine directors, who are elected by our property owners. Bylaws and Covenants are approved by property owners and can only be changed with a 2/3 vote.
The Board of Directors hires a General Manager and approves the Annual Budget. The General Manager leads a staff, which provides a range of services from infrastructure maintenance to Common Property landscaping, storm cleanup, and access control. Additionally, staff operates our two Marinas and makes sure everyone abides by the established community Rules. The Rules and Regulations occasionally are revised in order that we can ensure that the majority of our residents can continue to enjoy the beauty, serenity, and safety of our island home.
Over the next few months, a Board Operations & Financial Planning Task Force will roll out a series of videos and publish a series of short articles highlighting the myriad activities and services TLA routinely provides for the benefit of the community. Additionally, we will discuss how our Assessment dollars are spent and how and why the expenditures benefit each of us. It is our goal to lead to more informed discussion and engagement with all our neighbors with whom we share such a beautiful place to live. The Board’s mission is to maintain the natural beauty of our community, while continuing to offer the resident services that make The Landings the idyllic home we have come to enjoy.
